Eiffage Secures €54.5M Design-Build Contract for Dunkirk Glacis District Renovation
Eiffage, through its subsidiaries Eiffage Construction (lead contractor) and Eiffage Énergie Systèmes, has been awarded a €54.5 million design-build contract by Partenord Habitat for the renovation of 569 housing units in the Glacis district of Dunkirk. Eiffage’s share of the contract amounts to €36.7 million. The project will involve contributions from architectural and landscaping agencies WRA Ithaques Maaru, Tandem +, and SLAP, along with design offices Egis, Hexa Ingénierie, and Cré Ingénierie. Construction partners Sanicap, ETBH, and Citeo will also be part of the consortium.
Scope of Work
The extensive renovation project, to be executed entirely in BIM-CIM digital mode for optimal coordination and long-term management, encompasses:
- Abbé Bonpain Residence: Rehabilitation and wooden elevation by Savare, a subsidiary of Eiffage Construction.
- Finot and Léostic Residences: Complete restructuring.
- Other Residences: Rehabilitation and façade renovation for Liska, Moulin, Brossolette, Blanckaert, Eisenhower, and Montgomery buildings.
Sustainability and Innovation
Labeled as an “EcoQuartier” and certified “BBC Rénovation 2024,” the project focuses on enhancing living conditions while reducing energy consumption. Key environmental and technological initiatives include:
- Upgrading energy performance for tenants, moving homes from a D energy label to a B label.
- Installation of solar panels by Eiffage Énergie Systèmes to supply 100% of the lighting needs in common areas.
- Integration of bio-sourced materials, such as wood wool for attic insulation and algae-based paint, to lower the project’s carbon footprint.
- Recovery of 70% of construction waste, with resources like cullet and PVC being reused for new frames.
Social and Economic Impact
The project will also create significant local opportunities:
- Job Creation: 34,400 hours dedicated to professional integration.
- Support for SMEs: 59% of services subcontracted to local small and medium-sized enterprises.
By prioritizing sustainability, reuse, and community integration, this renovation effort is set to transform the Glacis district into a modern, energy-efficient neighborhood that aligns with both environmental and social objectives.
