CTP, Europe’s largest listed owner, developer, and operator of logistics and industrial properties by gross lettable area (GLA), has secured two significant leases in Germany, totaling nearly 30,000 square meters across its CTPark Bremen and CTPark Oschersleben locations. The new agreements highlight CTP’s commitment to expanding its portfolio in the rapidly evolving logistics market while focusing on sustainable development practices.
Heinrich Hoppe GmbH, a global freight forwarding and logistics services provider, has signed a lease for 12,500 square meters at CTPark Bremen, located in the north-west of Germany. This park is a prime example of CTP’s dedication to sustainable redevelopment, as it is built on a former landfill site. Through extensive innovative construction and refurbishment work, CTP has transformed the space into a modern business hub, providing 28,500 square meters of GLA. The park includes state-of-the-art facilities with sustainable features, ensuring it meets both current market needs and high ESG (Environmental, Social, and Governance) standards.
In addition to this, CTP has also secured a lease with WP Holding GmbH at CTPark Oschersleben in the Saxony-Anhalt region, for a newly refurbished 15,000-square-meter logistics building. WP Holding specializes in integrated logistics solutions and process consulting. The Oschersleben park was acquired by CTP in 2022, as part of its acquisition of the Deutsche Industrie REIT portfolio, which included 1.6 million square meters of GLA and marked CTP’s entry into the German market.
CTP’s focus on redeveloping brownfield sites and refurbishing older industrial properties has been a crucial part of its strategy in Germany. As the country undergoes an economic transformation with the emergence of sectors such as semiconductor manufacturing and clean-tech, there is a growing demand for sustainable and high-quality logistics facilities. Companies are increasingly seeking spaces that help them meet their own ESG objectives, driving the need for modern, energy-efficient business parks.
Alexander Hund, Managing Director of CTP Germany, emphasized the importance of such developments, stating, “We are pleased to welcome Heinrich Hoppe GmbH to CTPark Bremen and WP Holding GmbH to CTPark Oschersleben. Redeveloping brownfield sites and upgrading existing buildings presents exciting opportunities, especially as the industrial and logistics sectors face rapid changes. Regulatory shifts are pushing for more energy-efficient real estate, and we’re proud to be at the forefront of this transformation with our expertise in sustainable redevelopment.”
CTPark Bremen, which offers a total GLA of approximately 28,500 square meters, features modern energy-efficient elements such as photovoltaic panels on the roof and air-source heat pumps for fossil fuel-free heating. The buildings at CTPark Bremen are certified to DGNB Gold sustainability standards, underlining the park’s commitment to environmental responsibility. Located near the Bremer Kreuz interchange, the park benefits from excellent connectivity to major transportation routes, including the A27 and A1 motorways, and easy access to Germany’s three largest ports: Bremen, Jade-Weser-Port (Wilhelmshaven), and Hamburg.
At CTPark Oschersleben, the logistics hub is being reimagined into a future-proof facility with cutting-edge sustainable features, including electric vehicle (EV) charging stations to support WP Holding’s fleet of electric vehicles. The park is strategically located with direct access to the A14 motorway, offering fast connections to major German cities such as Leipzig and Dresden, as well as easy routes into Czechia and Austria. WP Holding also has the option to expand into an additional 5,000 square meters of space, with further land available for development at the park.
CTP’s overall strategy focuses on expanding its presence across Europe while prioritizing sustainability and innovation in all of its projects. The company’s commitment to meeting the highest environmental standards is evident in its certification process, with all new buildings undergoing BREEAM certification for sustainability. CTP is proud of its negligible-risk ESG rating from Sustainalytics, demonstrating its dedication to responsible business practices.
As of September 30, 2024, CTP owns and manages 12.6 million square meters of GLA across 10 countries. The company continues to grow its portfolio, positioning itself as a leading player in the logistics real estate sector while ensuring that all developments align with its sustainability and environmental goals.
CTP’s continued success is a result of its ability to adapt to the evolving needs of the logistics industry, while also embracing the challenges posed by regulatory changes and the increasing demand for energy-efficient, sustainable business parks. With its growing portfolio and strong commitment to sustainable development, CTP is well-positioned to meet the future demands of the logistics and industrial sectors in Germany and beyond.
