CP Group Announces 25,000 SF in New Leases at Ravinia Towers in Atlanta
CP Group, a vertically integrated commercial real estate owner-operator and developer with a major presence across the U.S. Sunbelt, has cthe execution of nearly 25,000 square feet of new leases at its prominent One and Two Ravinia office towers. This surge in leasing activity reflects not only the strategic appeal of the location but also the success of CP Group’s robust investment and redevelopment strategy aimed at reimagining suburban workspaces for modern tenants.
Located in Atlanta’s Central Perimeter submarket, One and Two Ravinia are twin 17-story Class A office towers, totaling approximately 800,000 square feet of office space. Nestled within one of the metro area’s most prestigious suburban office parks in Dunwoody, the towers sit adjacent to Perimeter Mall and offer unmatched access to shopping, dining, and transportation options — a combination that continues to attract forward-thinking businesses.
CP Group has made a significant multi-million-dollar investment into revitalizing the properties through a series of capital improvements, including upgrades to lobbies, outdoor spaces, food and beverage areas, and work amenities. These efforts have paid off: a string of new tenants have recently signed leases for premium move-in-ready spec suites, a cornerstone of CP Group’s “worCPlaces” flexible workspace initiative.
A Snapshot of Recent Leasing Activity
The new leases represent a wide range of industries — from clean technology and cybersecurity to wholesale building materials and home furnishings — showcasing the growing demand for high-quality, flexible office environments. The following tenants have committed to relocating or expanding their operations at One and Two Ravinia:
- Cosmo Cabinets, a kitchen and bath cabinetry supplier for both residential and commercial markets, leased a 7,500-square-foot spec suite. The company is relocating from nearby Eatonton, Georgia. The transaction was brokered by Dan Granot of Savills, representing Cosmo Cabinets in the deal.
- Associated Materials, a leading distributor of exterior building products, signed a lease for a 5,600-square-foot spec suite for its new regional office. RJ Zurak of Newmark represented the tenant.
- Momentum Technologies, a clean-tech company focused on the recovery of critical minerals and metals from battery and magnet waste, leased a 4,300-square-foot suite, moving from Sandy Springs. They were represented by Brian Elrod of NAI Elrod Group.
- Black Duck, a security software firm known for its open-source risk management and software composition analysis, is relocating from Buckhead into a 3,800-square-foot spec suite. Their transaction was handled by Daniel Duarte of Newmark.
- A global auto parts supplier has also signed on for a 3,700-square-foot suite, further diversifying the tenant mix within the towers. The tenant remains unnamed.
Representing the landlord in all transactions are Glenn Kolker, Preston Menning, and Lauren Slappey of Stream Realty Partners, who serve as exclusive leasing agents for One and Two Ravinia.
A Compelling Destination for Modern Tenants

“Today’s business leaders are seeking a workplace experience that prioritizes both convenience and modern amenities — and Ravinia delivers on both,” said Scott Barr, Senior Vice President at CP Group. “In an office market where the flight-to-quality trend continues to shape tenant decision-making, our newly built spec suites, expansive views, and unbeatable accessibility position Ravinia as a standout option for organizations looking to elevate their work environment and attract top talent.”
Barr’s reference to “flight-to-quality” reflects a growing industry trend: companies across sectors are increasingly prioritizing high-quality, amenity-rich spaces that offer flexibility, convenience, and opportunities for collaboration. As remote and hybrid work models persist, demand has shifted from sheer square footage to smart, scalable, and wellness-oriented office environments.
Redevelopment and Amenities: A Strategic Edge
The transformation of One and Two Ravinia is part of CP Group’s broader strategy to future-proof its office portfolio. In late 2024, CP Group delivered seven spec suites on the 16th and 17th floors, five of which were leased within just six months. The two remaining suites are currently under negotiation — an indicator of the market’s enthusiastic response to high-quality, ready-to-use office space.
The capital improvements program delivered far more than cosmetic updates. Key enhancements include:
- Lobby renovations that modernize the arrival experience and reflect CP Group’s high standards of design and hospitality.
- An upgraded café and coffee bar with expanded indoor and outdoor seating, encouraging informal meetings and social interaction.
- A newly built, modern tenant lounge, complete with outdoor terraces designed for relaxed collaboration or private focus time.
- A renovated conference center capable of seating up to 150 people, enabling tenants to host events, training sessions, and client meetings without leaving the premises.
- Over 85,000 square feet of premium spec suites, with layouts ranging from 2,000 to 10,000 square feet, designed to meet the evolving needs of growing teams.
This spec suite inventory is part of the company’s branded worCPlaces initiative, a CP Group innovation focused on delivering plug-and-play office solutions that balance flexibility with sophistication. Tailored to meet the expectations of today’s agile businesses, worCPlaces are built with high-end finishes, advanced IT infrastructure, and thoughtful design geared toward productivity and wellness.
Amenities Beyond the Office Walls
One and Two Ravinia provide more than just workspace — they deliver an integrated campus-style environment. The on-site Crowne Plaza Hotel offers convenient accommodations for visiting clients and staff. Shuttle service connects tenants to both Perimeter Mall and the nearby MARTA station, enhancing commuting options and reducing reliance on single-occupancy vehicles.
Other tenant-focused amenities include:
- A state-of-the-art fitness center equipped with modern cardio and strength training equipment
- Private EV charging stations, promoting sustainability and electric vehicle adoption
- Multiple outdoor workspaces, including landscaped seating areas and walking paths
- A putting green, offering tenants a unique way to recharge during the workday
These features reflect CP Group’s commitment to creating environments that foster not only productivity but also employee satisfaction and well-being.
Strategic Location Remains a Major Draw
Tenants consistently cite location as one of Ravinia’s most compelling features. The buildings offer immediate access to I-285, with seamless connectivity to GA 400, I-75, and I-85, making it easy for employees and visitors to navigate the metro Atlanta region. In addition, proximity to Hartsfield-Jackson Atlanta International Airport, one of the busiest airports in the world, enhances the site’s appeal for companies with regional or international operations.
A Model for the Future of Suburban Office Development
The success of CP Group’s leasing efforts at One and Two Ravinia speaks to a broader trend in commercial real estate: the resurgence of suburban Class A office space, particularly when paired with thoughtful amenities, flexible layouts, and strategic accessibility.
As companies reassess their space needs in a post-pandemic environment, developments like Ravinia — where quality, flexibility, and convenience converge — are increasingly seen as ideal solutions.
With strong leasing momentum, an expanding roster of tenants, and continued demand for move-in-ready space, One and Two Ravinia stand as a blueprint for the next generation of suburban office environments — vibrant, flexible, and poised for long-term relevance in the evolving workplace landscape.
