CIM Group, Centennial Yards Announce The Mitchell’s Grand Opening in $5B Atlanta Project

Downtown Atlanta reached a pivotal milestone this week with the official opening of The Mitchell, the first residential tower and ground-up building completed within the $5 billion Centennial Yards mixed-use development. The ribbon-cutting ceremony, held September 4, was attended by representatives of CIM Group, Centennial Yards Company, city officials, and community members, marking a new chapter for Atlanta’s historic core.

Standing at 19 stories tall and spanning 300,000 square feet, The Mitchell introduces 304 luxury residences to the city’s evolving skyline. Located at 250 Martin Luther King Jr. Drive SW, the development symbolizes not just architectural progress, but a cultural and economic reinvigoration of the city center where Atlanta was originally founded.

A Modern Residential Landmark

The Mitchell has been carefully designed to embody a sophisticated downtown lifestyle while offering all the comforts of modern urban living. Its units range from studio apartments to spacious three-bedroom layouts, catering to diverse needs from young professionals to families.

Select residences come equipped with walk-in closets, private balconies, and floor-to-ceiling windows that provide sweeping views of Atlanta’s skyline. The architectural vision is clear: a blend of contemporary design and functionality that places residents within reach of everything downtown has to offer.

The tower sets itself apart with a comprehensive suite of amenities that redefine luxury living:

  • A rooftop pool with panoramic views of the city.
  • A state-of-the-art fitness center complete with a barre-equipped studio.
  • Flexible co-working spaces and private office suites for today’s hybrid work lifestyles.
  • Multiple outdoor terraces and gathering areas, encouraging community interaction.
  • Indoor event spaces with a catering kitchen, designed for private functions and neighborhood gatherings.
  • A dedicated pet spa and outdoor pet areas, reflecting the pet-friendly ethos of modern residential developments.
Activating the Street Level

Beyond residential living, The Mitchell is designed to energize its surroundings. Approximately 16,000 square feet of ground-floor retail and restaurant space will connect the tower with the broader neighborhood, activating the street and inviting public engagement.

The first tenant has already been announced: Khao Thai Isan, a Thai tapas concept introduced last winter by Atlanta favorite 26 Thai, which will occupy 4,730 square feet and feature outdoor patio dining. Additional retailers and dining destinations are expected to be revealed in the coming months, with the goal of creating a dynamic culinary and cultural hub at the base of the tower.

A Prime Location at the Heart of Atlanta

The Mitchell benefits from a strategic location, positioned steps away from some of Atlanta’s most iconic landmarks:

  • Mercedes-Benz Stadium and State Farm Arena, home to major sports teams and concerts.
  • Four MARTA stations, offering residents easy access to regional transit.
  • The emerging Entertainment District at Centennial Yards, expected to become a centerpiece of Atlanta nightlife.
  • Neighboring attractions such as Underground Atlanta, the arts-driven Castleberry Hill, and the South Downtown revitalization project.

Nearby, institutions like Georgia State University, Georgia Tech, and Morehouse College contribute to a thriving student and research community, while cultural landmarks including the Georgia Aquarium, World of Coca-Cola, and the National Center for Civil and Human Rights enhance the walkable, vibrant downtown experience.

Honoring History Through Design

The Mitchell is more than just a new residential tower—it is a tribute to Atlanta’s history. Its name honors the historic Mitchell Street corridor, a vital part of the city’s heritage. By anchoring this new development in the memory of its past, Centennial Yards seeks to bridge history with modern progress, reinforcing downtown’s identity as both a cultural landmark and a place to call home.

A Vision for Centennial Yards

The Mitchell represents the first step in the ambitious transformation of Centennial Yards, one of the largest city-center redevelopments in the United States. Spread across 50 acres in the heart of Atlanta, the project is envisioned as a new urban district that redefines downtown living.

Once complete, Centennial Yards will encompass:

  • 8 million square feet of commercial and residential space.
  • 4 million square feet dedicated to retail, office, entertainment, and hotel use.
  • Approximately 2,000 new residences, from luxury apartments to more accessible housing.
  • Public gathering spaces and interactive plazas, designed to connect people and foster a sense of community.

This scale of redevelopment is rare in American cities today, and its success could position Atlanta as a model for downtown revitalization nationwide.

The Mitchell in Context: A Growing District

The Mitchell joins a growing collection of projects already completed or underway within Centennial Yards. The Lofts at Centennial Yards South, for example, offers 162 apartments situated above Wild Leap, a Georgia-based brewery.

Other key components include:

  • Hotel Phoenix, a 292-room property scheduled to open later this year.
  • Cosm, an immersive sports and entertainment experience set to debut in 2026.
  • A 5,300-seat Live Nation venue, announced earlier this year and slated for a 2027 opening.

Each of these projects underscores the district’s mixed-use philosophy, weaving together residential, commercial, cultural, and entertainment offerings to create a 24/7 neighborhood.

Voices of Leadership

Company leaders have underscored the importance of this milestone.

Opening the Mitchell, the first residential tower at Centennial Yards, is a significant step in transforming Downtown Atlanta into a thriving neighborhood,” said Brian McGowan, President of Centennial Yards Company. “This community will bring new energy and life to downtown, offering a lifestyle that puts residents at the center of everything Atlanta has to offer.”

Similarly, Shaul Kuba, Co-Founder and Principal at CIM Group, emphasized the project’s broader purpose:

The Mitchell residential tower is a reflection of our commitment to creating places that serve and strengthen the community. At Centennial Yards, we are proud to help shape a neighborhood that celebrates local culture, connects people through public spaces, and supports the everyday lives of Atlantans.”
