BAM Secures Construction Contract for De Sax Residential Complex in Rotterdam

BAM and VOF PhilHavana Launch Construction of De Sax Residential Complex on Rotterdam’s Iconic Wilhelminapier

On the renowned Wilhelminapier in Rotterdam, a landmark development is underway with the signing of the construction agreement between VOF PhilHavana and BAM Bouw en Techniek for the De Sax residential complex. VOF PhilHavana—a collaborative venture between BPD | Bouwfonds Gebiedsontwikkeling and Synchroon—and BAM Bouw en Techniek have officially commenced work on this innovative residential project, signaling a significant step forward in sustainable urban development in Rotterdam.

De Sax is poised to become one of the city’s most distinctive additions, featuring two residential towers—Philadelphia and Havana—interconnected by an impressive architectural feature: a ‘golden beam’ that stretches high above the ground, connecting the two towers in a visually striking manner. This unique design element not only enhances the aesthetic appeal of the complex but also exemplifies the creative use of structural engineering to deliver a landmark that is both functional and iconic.

The project makes exemplary use of urban land, incorporating 916 homes within a compact footprint. Notably, half of these residences are designated as affordable mid-rent housing, demonstrating a strong commitment to inclusivity and accessible urban living. The development also places significant emphasis on mobility transition and liveability, ensuring that residents benefit from integrated transport options and thoughtfully designed public spaces. By combining density with quality of life considerations, De Sax sets a new benchmark for urban residential planning.

Sustainability at the Core

The construction of De Sax is aligned with broader societal goals to address pressing challenges such as the housing shortage, energy transition, and climate change. Every facet of the project reflects a commitment to sustainability—from its energy-efficient building design to the creation of a healthier living environment for residents. By incorporating environmentally conscious construction methods and sustainable materials, De Sax is not merely a residential complex; it is a model for future urban developments that prioritize both people and the planet.

The development aims to foster a sense of community and inclusivity. With diverse housing options, including affordable mid-rent units, De Sax addresses the need for accessible urban housing while supporting Rotterdam’s goal of creating vibrant, resilient neighborhoods. The project integrates green spaces, pedestrian-friendly areas, and infrastructure designed to encourage sustainable transport choices, making it easier for residents to embrace cycling, walking, and public transit as part of daily life.

Innovative Urban Living

De Sax is not just a building—it is a statement about the potential of modern urban living. Its two towers, Philadelphia and Havana, rise majestically above the city skyline, culminating at a height of 180 meters. The connecting golden beam adds an extraordinary architectural signature that sets the complex apart while providing structural cohesion. This innovative approach demonstrates how modern construction techniques can achieve both aesthetic excellence and practical functionality, enabling safe and efficient building in a densely populated urban environment.

Eric Moleman, Managing Director of BAM Bouw en Techniek – Projecten, highlighted the significance of the project, stating: “With the realisation of De Sax, we are adding a bold and distinctive residential building to the city. For us, it is a great example of how innovative construction methods can enable safe, efficient, and sustainable building in a dynamic urban environment. Together with our partners, we are creating a future-proof residential tower rising 180 metres high—building, quite literally, the Rotterdam of tomorrow.”

This perspective underscores BAM’s dedication not only to construction excellence but also to contributing to Rotterdam’s long-term urban development vision. By integrating innovative engineering solutions with sustainable design principles, De Sax is shaping the way the city grows, balancing density with quality of life, and modernity with environmental responsibility.
