KKR Backs Stockholm Multifamily Project by Reliwe & Derome

Global investment firm KKR has announced an agreement with leading Swedish developers Reliwe and The Derome Group for the forward-purchase of three multifamily properties currently under development in Haninge, just south of Stockholm’s city center. This investment is part of KKR’s European Real Estate strategy.

The development consists of three properties totaling 382 residential units, expected to be completed between late 2026 and early 2027. Leading Swedish property developer Reliwe is overseeing the project, which includes two timber-construction properties built by Derome, a prominent industrial company, and a third traditional concrete construction building designed to high specifications. Located adjacent to a bus terminal and railway station, the development offers excellent connectivity to Stockholm’s city center. Built with sustainability in mind, the properties will provide modern, affordable urban living spaces with premium amenities.

“We are excited to make our first residential investment in Stockholm, an attractive market where we see strong growth potential. Our collaboration with Reliwe and Derome exemplifies our strategy of partnering with best-in-class developers to create high-quality, sustainable housing. With Stockholm’s robust residential market fundamentals and the innovative use of timber construction, we see an opportunity to generate strong returns for our investors while making a positive impact on the community,” said Alexander Thams, Head of Nordics Real Estate for KKR.

Gurmo Endale, Partner at Reliwe, expressed enthusiasm about the partnership, stating, “KKR’s decision to make their first residential investment in Stockholm with us is a testament to the quality and innovation we bring to the Swedish residential market. This development in central Haninge represents a prime growth opportunity, and we look forward to delivering attractive, sustainable apartments that meet the needs of the local community.”

Otto Martler, CEO of Derome BoPartner, highlighted the environmental benefits of timber construction, noting, “We are proud to partner with Reliwe and KKR on this unique project. Timber construction is a modern, environmentally responsible building solution with long-term benefits. KKR’s investment in this sustainable approach underscores their commitment to reducing the environmental impact of real estate development.”

KKR will collaborate with local operating partner Cavendo to manage and expand its Stockholm residential platform. The transaction was advised by Roschier, Svalner, Red Management, and Tango Capital Markets.

Over the past two years, KKR has committed approximately $550 million (SEK 6 billion) to real estate investments in the Nordics, focusing on acquiring high-quality residential and logistics assets through partnerships with strategic local developers.
