Skanska Sells Arkaden Rental Residential Project in Lund, Sweden, for Approximately SEK 520M

Skanska, a global leader in construction and development, has announced the divestment of a rental residential project located in Lund, Sweden. The project, comprising 139 rental apartments and a grocery store, has been sold to LF Skåne Hyresfastigheter for an approximate value of SEK 520 million. This transaction will be recorded under Skanska Commercial Development during the fourth quarter of 2024. However, the official transfer of ownership is scheduled for the second quarter of 2027, aligning with the project’s expected completion.

The Arkaden project, situated in Råbylund, is approximately three kilometers from Lund’s city center, offering convenient access to urban amenities while fostering a suburban living experience. The development will feature a total leasable area of around 11,000 square meters, integrating residential units with a commercial space for a grocery store, thus contributing to the area’s community infrastructure.

Construction is anticipated to begin in the spring of 2025, with completion expected by the second quarter of 2027. The construction contract, valued at approximately SEK 340 million, will be reflected in the order bookings for Skanska Sweden in the fourth quarter of 2024.

Sustainability is a core aspect of the Arkaden project. In line with Sweden’s climate declaration requirements, the development is designed to exceed efficiency benchmarks by more than 20 percent. The project will achieve an energy classification of class B and limit its carbon emissions to approximately 240 kilograms of CO2 per square meter of gross area. This commitment underscores Skanska’s dedication to creating environmentally responsible buildings that align with modern energy and climate standards.

The Arkaden project exemplifies Skanska’s dual focus on high-quality urban development and sustainable construction practices. By integrating energy-efficient features and adhering to stringent climate impact goals, the development sets a benchmark for future residential projects in the region.
