Tech Influences 73% of Tenants as Landlords Adapt

Landlords must adapt as rising costs squeeze profits and push renters to reconsider their options. Prioritizing tenant satisfaction with modern experiences and technology is now essential. According to Capterra’s 2024 Tenant Experience Survey, nearly 75% of tenants say advanced tech like smart appliances and keyless entry can influence their rental decisions. The global survey of 4,800 tenants shows U.S. renters lead in tech adoption, with over half (53%) having access to online payment portals, and 46% using online document and maintenance request portals. However, 35% of property owners still lack convenient tech offerings, which can negatively impact both parties.

Upgrading tech leads to tangible benefits like positive reviews. Businesses with enhanced technology report improved convenience, efficiency, and security. Tenant satisfaction can also boost property managers’ online reputation, as 82% of surveyed tenants would write a positive review based on their current rental experience.

Tenants favor quick communication, preferring SMS text messages or messaging apps (32%) over other digital tools. Email follows at 22%.

“Landlords who prioritize convenience and fast communication through digital tools can create mutually beneficial relationships,” says Capterra analyst Eduardo Rodriguez.

To stay competitive and meet tenant expectations, landlords should leverage property management software and offer the most demanded features. Embracing digital transformation with tools like online payment systems, smart security features, and community engagement platforms can significantly enhance tenant satisfaction.
