
Vistry and SNG Expand Affordable Housing at King George Park
Vistry, one of the UK’s leading providers of mixed-tenure homes, and its joint-venture partner SNG (Sovereign Network Group) have confirmed the delivery of an additional 187 affordable homes at King George Park in Lotmead, Swindon.
This significant uplift is supported by funding from Homes England and aligns with the Government’s objective of delivering 1.5 million homes nationwide. The increase boosts affordable housing provision in the first phase of the site from 61 to 248 homes, providing more residents with access to modern, high-quality housing.
Phase One Development
Vistry Cotswolds holds reserved matters consent for the first 497 homes within the King George Park development, which is planned to include up to 2,500 homes in total. The initial phase is designed to offer a balanced mix of housing types:
- 72 private sale homes through Vistry’s Bovis Homes brand
- 329 affordable homes in partnership with SNG
- 96 plots allocated to PRS (Private Rented Sector) and additional affordable homes
Of the 187 newly confirmed affordable homes, 137 will be available for shared ownership and 50 for affordable rent. All homes will meet SNG’s Homes and Place standard, highlighting the housing association’s commitment to creating quality homes and sustainable communities.

Community and Infrastructure Investment
Vistry is also investing £60 million to support education, healthcare, transport, and community infrastructure within King George Park. Planned amenities include allotments, sports pitches, play areas, cycling routes, a new road, and a sports pavilion, ensuring the development delivers not just homes but a fully integrated community.
Construction began in summer 2024, and King George Park forms a key part of Swindon’s New Eastern Villages programme. This 417-acre strategic urban extension will ultimately deliver approximately 8,000 new homes alongside a new local centre, two primary schools, significant green spaces, a sports hub, and major employment, retail, health, education, and leisure facilities.

Councillor Marina Strinkovsky, Swindon Borough Council’s Cabinet Member for Placemaking and Planning, welcomed the announcement: “This increase in affordable homes is very positive for Swindon. Securing more genuinely affordable options at an early stage ensures that local people can benefit from the development from day one. King George Park is being designed to be a well-planned, sustainable community with the right infrastructure, green spaces, and services in place, and this expansion reflects that vision.”
