First Affordable Homes Completed in Calverley Close Estate Regeneration

Leading housing association The Riverside Group, in partnership with Countryside Partnerships (part of Vistry Group), has completed the first phase of the major regeneration of Calverley Close in Bromley. This milestone marks the delivery of the first 18 new social rented homes in the 275-home redevelopment scheme.

A handover ceremony was held on Tuesday, October 7th, to officially mark the completion of this first phase. The event was attended by key figures including Tom Copley, Deputy Mayor for Housing and Residential Development; Liam Conlon, MP for Beckenham and Penge; Councillor Chloe-Jane Ross; and representatives from both Riverside and Vistry. The Greater London Authority (GLA) has provided partial funding to support the development of the social rented homes.

Two remaining wheelchair-adaptable homes in this phase are expected to be handed over later this year, as the project continues to move forward following full planning approval from Bromley Council in April 2023. The redevelopment was backed by local residents through a ballot held in July 2021, where the majority voted in favour of regeneration.

The first phase of the development not only delivers much-needed new homes but also introduces new communal spaces, including pocket parks and a children’s playground. These landscaped areas aim to create inviting, safe, and inclusive spaces for residents to enjoy and foster a sense of community.

Once complete, the Calverley Close estate regeneration will replace 163 older homes with 275 high-quality, energy-efficient properties. Of these, 179 will be designated for social and affordable rent, while the remaining 96 homes will be available for private sale. Importantly, all existing Riverside tenants are guaranteed a new home on the redeveloped estate, with protected rent levels and tenancy terms.

The scheme is focused on delivering modern homes that better meet residents’ needs. Many of the new properties are larger, more accessible, and designed with energy efficiency in mind—features that not only improve comfort and reduce bills, but also tackle issues such as overcrowding and poor access in the previous housing stock.

Deputy Mayor Tom Copley praised the progress:
“I am proud we’ve supported 18 new and accessible social rented homes on the Calverley Close estate in Bromley. These homes have been delivered alongside green spaces and play areas that will serve the wider community. The Mayor and I are committed to building a better, fairer, and more inclusive city, and regeneration projects like this are key to achieving that vision.”

Liam Conlon, MP for Beckenham and Penge, highlighted the importance of the scheme in addressing housing pressures:
“The completion of this first phase is a proud moment for our community. With one in 21 children in London living in temporary accommodation, the delivery of secure, high-quality homes is absolutely vital. My thanks go to the Mayor of London for supporting this scheme, and to Riverside, Vistry, and all involved for their continued efforts.”

Councillor Chloe-Jane Ross also welcomed the news, noting:
“These new social homes are a major step forward—they’re modern, energy-efficient, and more affordable for families. Once the full redevelopment is complete, residents will also benefit from new green spaces and a play area that will strengthen the community.”

Ian Gregg, Chief Property Officer at Riverside, reflected on the collaborative journey:
“We’re proud to reach this milestone at Calverley Close. Residents have been involved every step of the way—from initial consultations to shaping the plans—and it’s incredibly rewarding to see the first homes delivered. None of this would have been possible without strong partnerships between Riverside, Vistry, the Mayor’s office, and Bromley Council.”

As the Calverley Close regeneration progresses, the project stands as a strong example of community-led redevelopment—combining thoughtful design, sustainable construction, and inclusive housing solutions.
